Major Real Estate transactions successfully completed by our firm include the following:

  • Advised Petaling Garden Berhad on strata and management matters in respect of its commercial developments in Bandar Baru Seri Petaling known as the “Langsari Business Centre” and “Zamrudina”, as well as on the formation of joint management bodies and management corporations.
  • Advised Hana Daol Fund Management Co. Ltd. of Korea on its acquisition of the office towers known as NU Sentral 1 and NU Sentral 2 as well as stratified office units in the commercial development known as “Q-Sentral”, and its disposal of NU Sentral 1.
  • Advised Sri Lempah Corporation Sdn. Bhd. on strata title and transfer issues in respect of its ‘Bangunan Sri Lempah’ development.
  • Advised Korea Investment & Securities Co., Ltd. on strata title issues related to acquisitions by Korean investors of stratified units in the Savanna Apartments, Bukit Jail.
  • Advised Prompt Capital Sdn. Bhd. (a subsidiary of Ekovest Berhad) on its stratified mixed residential and commercial development known as “EkoCheras”.
  • Advised Vintage Heights Sdn. Bhd. (a company owned by, inter alia, Guocoland (Malaysia) Berhad and Hap Seng Consolidated Berhad) on its disposal of plantation land to Putrajaya Properties Sdn. Bhd.
  • Advised SGOS Capital Holdings Sdn. Bhd. (a wholly owned subsidiary of the State Financial Secretary of Sarawak) on its subsidiary Ivory Success Sdn. Bhd.’s agreement with Borneo Isthmus Development Sdn. Bhd. for the management of the Borneo Convention Centre Kuching.
  • Advised Hotel Equatorial Management Sdn. Bhd.’s on its Malaysian special purpose vehicles’ proposed development of a commercial building on land previously occupied by the Equatorial Hotel, Kuala Lumpur.
  • Advised The Hershey Company on its lease of industrial land from a subsidiary of MMC Corporation Berhad for the construction of its Malaysian plant.
  • Advised Khor Joo Saik Sdn. Bhd., the proprietor of Menara Binjai, on its letting of all commercial units therein.
  • Advised Neptune ABS One Berhad, a special purpose vehicle established by Lehman Brothers, on the disposal of Northam Tower, Penang.
  • Advised Pan Malaysian Industries Berhad on the disposal of Menara PMI by its subsidiary Fairway Properties Sdn. Bhd.
  • Advised Malayan United Industries Berhad on its subsidiary CSB Holdings Sdn. Bhd.’s agreement with the Seremban Municipal Council on its proposed commercial, retail development known as the ‘Seremban Mall’.
  • Advised Malayan United Industries Berhad on its subsidiary MJ Properties (Komtar) Sdn. Bhd.’s disposal of the Komtar land in Penang.
  • Advised J.P. Morgan Chase Bank Berhad on its tenancy at Integra Towers at the Intermark.
  • Advised Tangs Department Store (Trading) Sdn. Bhd. on its 1 Utama department store tenancy.
  • Advised Syarikat Bekalan Air Selangor Sdn. Bhd. on its joint development agreement in respect of the integrated water supply scheme at Balakong Jaya, Selangor.
  • 1 Billion Initial public offering of new units representing undivided interests in Sunway Real Estate Investment Trust (“Sunway Reit”).
  • Purchase of Sungei Wang Plaza, a Kuala Lumpur central business district strata-titled shopping complex with offices.
  • Sale of Queensbay Mall, the largest strata titled shopping mall in Penang and related facilities and car parks to Capital Mall Trust Singapore.
  • Cross-border joint venture between Genting Plantations Berhad and Simon Property Group to develop, construct, manage, operate and lease outlet malls selling premium brand apparel and general merchandise in Malaysia and Singapore under the brand of “Johor Premium Outlets”.
  • Land reclamation and joint mixed development including commercial, information-media technology valley, tourists attractions, marina, residential and recreational components with the State Government of Johor for a large scale waterfront project in Johor Bahru. This project comprised the development of 12 acres of existing State land and 375 acres of land to be reclaimed from the shore lines, the design, construction, finance, marketing, management, sales, implementation and successful completion of the project, the widening, improvement and upgrading of a coastal road, the construction of all infrastructure works such as roads and the carrying out of all works necessary for the supply of electricity, the supply of gas, the supply of water, drainage sewerage and telecommunications services, and the relocation of existing Government buildings and facilities.
  • Land reclamation and joint mixed development including a marina, clubhouse, workshops, docking facilities, bungalows, commercial shops and buildings and other forms of related facilities, buildings and structures and residential and recreational components with a Government-linked company for a large scale waterfront project in Negeri Sembilan. This project involved the privatisation of a Government-linked company by the Ministry of Finance and comprised the swapping and development of 20 acres of existing land owned by the Government-linked company and 30 acres of land to be reclaimed from the waterways and shore lines, the design, construction, finance, marketing, management, sales, implementation and successful completion of the project, the construction of all infrastructure works such as roads and the carrying out of all works necessary for the supply of electricity, the supply of water, drainage sewerage and telecommunications services.
  • Development of Bandar Baru Nilai new township and various property, tenancy, project development and management transactions relating to Bandar Baru Nilai new township.
  • Development of Mont’ Kiara new township by Sunrise Berhad and various property transactions relating to Mont’ Kiara new township by Sunrise Berhad.
  • Development of a portion of Mont’ Kiara by Bukit Kiara Properties Sdn Bhd and various property transactions relating to the portion of Mont’ Kiara developed by Bukit Kiara Properties Sdn. Bhd.
  • Revival of abandoned Remaja Jaya housing development project in Selayang by PriceWaterhouseCoopers.
  • Joint venture development of World Square, Sydney and Avillion Hotel, Sydney by IJM Corporation Berhad and Reliance Pacific Berhad.
  • Sale of properties by private sale and open tender related to non-performing loans purchased by Pengurusan Danaharta Nasional Berhad, a government linked debt agency.
  • Development of Bolton Industrial Park by Bolton Properties Berhad and various property transactions relating to Bolton Industrial Park.
  • Purchase of development land by Paramount Corporation Berhad from Kumpulan Guthrie Berhad.
  • Development and financing of Kemuning Utama Housing Project by Paramount Properties.
  • Purchase of oil palm plantations by MHC Plantations Berhad.
  • Purchase of oil palm plantations by PPB Oil Palms Berhad.
  • Advising AmFirst Property Trust on an acquisition and a disposal.
  • Injection of palm oil assets by Keresa Plantations Sdn Bhd into Asia Palm Oil Company, a REIT company listed on AIM, the alternative market of the London Stock Exchange.
  • Joint venture commercial development of One Mont’ Kiara Kuala Lumpur by Ireka Corporation Berhad and a large Singapore property company.
  • Joint venture commercial development of Capital Tower at the YNH Centre by YNH Land Sdn Bhd and a large Singapore property company.
  • Purchase of the Shell Malaysia Building (office building) in Damansara Heights, Kuala Lumpur by the MTD Group.
  • US$115.0 Million Islamic Murabahah Facility from Standard Chartered Bank Singapore to Baitak Asian Real Estate Fund I (Labuan) Limited, Kuwait Finance House and Pacific Star Investments Singapore to fund the Kuala Lumpur Pavillion project and secured against inter alia Islamic Qardhul Hasan Loans.
  • Islamic Private Debt Securities by Mulpha International Berhad comprising up to RM75.0 million Kafalah Bank-Guaranteed Murabahah Commercial Papers and/or Medium Term Notes and up to RM25.0 million Murabahah Commercial Papers and/or Medium Term Notes to fund Leisure Farm Johor, a large scale mixed development property project.
  • Partially underwritten RM300.0 Million Islamic Murabahah Commercial Papers / Murabahah Medium Term Notes Programme by Ranhill Berhad to fund a hospital construction project.
  • Islamic Murabahah Notes Issuance Facility by Jana Niaga Sdn Bhd for construction of Universiti Teknologi Selangor.
  • Islamic Murabahah CP/MTN issue by MTD Capital Berhad to fund the construction of a highway.
  • Islamic Murabahah Notes Issuance Facility by BBN Development Sdn. Bhd. for the development of Bandar Baru Nilai new township.
  • Syndicated Term Loan and Bridging Finance by Malayan Banking Berhad to Paramount Corporation Berhad for acquisition of land and construction of Kemuning Utama new housing township.
  • US$20.0 Million Islamic Murabahah Facility by Kuwait Finance House to fund mixed property development in Chongqing China.
